Nordhavn in figures
Nordhavn is not one of Copenhagen Municipality’s ten official districts, but the northern, newly built part of the district of Østerbro. The one figure we can pin specifically on Nordhavn is the price per square metre, and it is the highest in the city.

Nordhavn has no district point of its own in Copenhagen Municipality’s housing statistics: the housing figures for all of Østerbro, which Nordhavn belongs to, are on Østerbro’s own page. The price per square metre above is the highest of any district or area in Copenhagen Municipality’s own figures.
Residence requirement: check the local plan for your building
Nordhavn is still being built out, and when a home gets a residence requirement depends on when the local plan for that specific development was adopted. If the local plan was adopted after 1 January 2021, the residence requirement applies already from the occupancy permit. If it is older, the standard rule applies instead: a residence requirement once the home is, or within five years has been, used as a year-round home.
One example is the local plan for Sundmolen Øst in Indre Nordhavn, which the Technical and Environmental Committee recommended for final adoption in November 2025; it allows up to 31,400 m² of new construction. The Sundmolen area itself, however, has an older local plan from 2015, which is before the 2021 cut-off. Airbnb in Nordhavn
If you live in the home yourself, you can rent it out to holiday guests for up to 70 days a year through platforms such as Airbnb and Booking.com that report to the Danish Tax Agency (Skattestyrelsen), and for 30 days without. If your home does not have a residence requirement, it may not be used for rental at all if the local plan requires year-round occupation.

Long-term rental in Nordhavn
If you own a home in Nordhavn that you do not live in yourself, we find a long-term tenant, draw up the lease under the Rent Act and handle the deposit, rent collection and the move-in and move-out inspections. The price is 8.5% of the monthly rent including VAT.

What does it cost to rent out a home in Nordhavn?
We charge 8.5% of the monthly rent including VAT for long-term rental and 17% of rental income for Airbnb management. Cleaning, linen, supplies and maintenance are billed separately at cost or agreed rates. There are no hidden fees.
