What your association can decide
Whether you may rent out, and how, depends on whether you own your home or have a co-op share, and on the association’s articles (vedtægter). The City of Copenhagen recommends that you always check the articles.

The board must be told
If the owners’ association follows the standard articles from 2020 (normalvedtægten), the board must know by the start of the tenancy at the latest that you are renting out, for how long and who the tenant is. The association can only ban short-term rental with a two-thirds majority, and you may still rent out up to four times and for at most 30 days a year.
Co-op apartment
The articles decide
In a co-op apartment (andelsbolig), the association’s articles decide whether and how you may sublet or rent out to holiday guests. Have a word with the board before we start. We rent out both owner-occupied homes and co-op apartments.
New build
Residence requirement from the start
If the home is newly built, for example in Nordhavn, the residence requirement (bopælspligt) can apply just six weeks after construction is finished, if the local plan (lokalplan) was adopted after 1 January 2021. Without a residence requirement, the home must still be used as the local plan requires.
Going abroad for a while?
If you are going away for a while, for example on a posting abroad or to study, you have two options. You can apply to the City of Copenhagen to accept your absence for up to four years, for example for a posting abroad, illness, education or military service.
Or you can rent out the apartment to a long-term tenant while you are away. Then it is used as a permanent home and earns an income instead of standing empty. Read our guide to renting out your home during an exchange or a stay abroad.

Airbnb in Østerbro
In the City of Copenhagen you may rent out your own permanent home to holiday guests for 30 days a year, and for 70 days if the rental goes through an intermediary such as Airbnb or Booking.com.
Who keeps an eye on it?
Supervision of the day limit lies with the Danish Agency for Planning and Rural Affairs (Plan- og Landdistriktsstyrelsen). The City of Copenhagen checks the residence requirement and passes reports of short-term rental on to the agency. At the same time, the platforms report the rental income to the Danish Tax Agency (Skattestyrelsen).
Which home may I rent out?
Only your own entire permanent home, meaning the one you live in yourself. An apartment you own without living in it must be used as a permanent home and can be rented out to a long-term tenant instead. The City of Copenhagen has not raised the limit from 70 to 100 days.
How do I avoid going over the limit?
The days are counted per calendar year and per home, across platforms. We only rent out through platforms with a reporting duty, keep the day count for all channels and close the calendar in time. Read about Airbnb management.

What does it cost to rent out an apartment in Østerbro?
For long-term rental you pay 8.5% of the monthly rent including VAT. For Airbnb management the price is 17% of rental income. Cleaning, linen, supplies and maintenance are billed separately at cost or at agreed rates, and there are no hidden fees.
Does the owners’ association have to approve that I rent out my apartment?
Under the standard articles for owners’ associations, the board does not have to approve the rental, but it must be told by the start of the tenancy at the latest about the rental period and the tenant’s name and contact details. If the association has its own articles, they may say something else, so read them before you start.
May I rent out my co-op apartment in Østerbro?
It depends on the association’s articles. They can be stricter than the law, both for subletting and for renting out to holiday guests, so talk to the board first. If you get permission, we can handle the whole rental, from the lease to the monthly statement.
May I rent out my apartment in Østerbro on Airbnb all year?
No. You may rent out your own permanent home to holiday guests for at most 70 days a year through platforms that report to the Danish Tax Agency, and for 30 days without. If the home is to be rented out for the rest of the year, a long-term tenant or a furnished rental over several months is the way to go.
