We find the tenant and handle the rest

Skip the Facebook groups and time-wasting enquiries. We find reliable tenants for your home and manage the tenancy from the first viewing to the day the tenant moves out.

We find your tenant

We advertise your home on our own list of homes to rent and in our verified network, and we keep a long waiting list of interested tenants.

Tenants on our list are notified as soon as a new home comes up. You never have to answer enquiries or hold viewings yourself.

Tenant screening

Structured screening with income verification, references and background checks where lawful. Everyone is screened before they come to a viewing.

We look at income, references from previous landlords and ability to pay, and every applicant is assessed on the same criteria. What we may ask is limited by data protection and anti-discrimination rules.

A lease under Danish rental law

Sound agreements and processes that comply with the Danish Rent Act and protect both you and your tenant.

Danish rent law decides much of the content, from the rent to the deposit, notice and adjustments. A mistake in the lease can make a term invalid, so it pays to get it right from the start.

Deposit and rent collection

We collect the deposit and rent, follow up on payments and handle late payments professionally and by the rules, so your income stays steady and predictable.

The deposit and the prepaid rent may each be at most three months’ rent. We collect both before move-in and follow up under the rent act if rent is not paid.

Move-in and move-out inspections

Structured inspections with written and photo documentation. They make the condition of the home clear, protect your claim on the deposit and reduce disputes.

Inspections and reports must happen within fixed deadlines, or you can lose the right to claim for repairs. We keep track of the deadlines and document the condition of the home with photos.

Maintenance and tradespeople

We coordinate routine and urgent maintenance and repairs and make sure the work is documented. Smaller repairs and larger refurbishments can be handled by our sister company BY Entreprise ApS.

Maintenance is billed separately, and the work is documented, so you can see what was done. The group has its own tradespeople, so the road from fault to fix is short.

Rent set right from the start

We set the rent from current market data and local knowledge of your area, so it sits where the market is and within the limits of Danish rental law. That gives you a stable return, fewer empty months and a tenant who stays.

If the market changes, we adjust by the rules, not by gut feeling. Want to see what your home could rent for? Try the rent calculator.

Renting out your apartment for a while, or for years

We help private and professional landlords with owner-occupied flats, houses and co-op apartments (andelsboliger), from a single home to a whole portfolio.

Posted abroad or on exchange

If you are moving abroad for a while, we rent out your home while you are away and look after the tenant, so you do not have to manage it all from a distance.

With a fixed-term lease you know when you get the home back. The time limit must be justified by your circumstances and written into the lease, or it does not apply.

Your home is for sale

If you need to move before the sale goes through, a fixed-term rental can bring in income during the transition instead of leaving the home empty.

We have helped owners do exactly that: earn from the home while it is for sale, instead of paying for an empty flat.

Investors and portfolios

If you own several units, we scale the service to the size of your portfolio, with the same processes and the same reporting.

You get the same reporting for all your tenancies, and if you are thinking of buying more, we go through the rules and the finances with you before you buy.

What does long-term rental mean?

Long-term rental means renting out your home to the same tenant for a longer period, typically more than three months at a time. With us it covers the whole process: choosing the tenant, setting the rent, move-in and move-out inspections, tenant communication, rent collection, maintenance, documentation and financial reporting.

How do you screen tenants?

We run a structured tenant screening with income verification, references and background checks where lawful. Everyone is screened before they come to a viewing. The aim is financially stable, respectful tenants who pay on time, look after your home and are right for a longer tenancy.

How is the rent set in Copenhagen?

The rent is set from current market data and within the limits Danish rental law sets for your particular home. Where it is allowed, we adjust the rent openly and by the Danish rules. That means a fair rent, fewer empty months and a stable income over time. You can run the numbers yourself in our rent calculator.

Do you carry out move-in and move-out inspections?

Yes. We carry out structured move-in and move-out inspections with written and photo documentation. This protects your claim on the deposit, reduces disputes and makes the condition of the home, wear and tear and the tenant’s responsibilities under Danish rental law clear to everyone.

Can you manage several units for investors?

Yes. We work with private landlords and with investors who own several units. The service scales with the size of the portfolio, with the same processes, the same reporting and the same care that the rules are followed, whether you own one apartment or many.

What happens when a tenant gives notice?

We handle the whole process: dealing with the notice, the move-out inspection, documentation and getting the home ready to rent out again, always in line with Danish rental law. The aim is to keep the home empty for as short a time as possible, without you having to deal with the practicalities.

Why choose a local rental agency in Copenhagen?

Because local expertise matters in rental management. Rental rules, the market and enforcement all have their own character in Copenhagen. A local manager makes sure the rules are followed, solves problems faster and gets better results for both landlord and tenant. We know the city, from Indre By and Vesterbro to Nørrebro and Amager.

How much does long-term rental cost?

The price is simple: 8.5% of the monthly rent including VAT, which over a year equals 8.5% of 12 months’ rent. Given the risk of costly mistakes, the workload and fewer empty months, it is a small price for never having to manage it all alone. We earn when you earn.
