Frederiksberg is its own municipality
Frederiksberg lies in the middle of Copenhagen, but it is an independent municipality. It is Frederiksberg Municipality, not the City of Copenhagen, that monitors the residence requirement (bopælspligt) and handles applications when a home in Frederiksberg is to stand empty or be used in another way.
The postcode is not always enough to tell which municipality an address belongs to. A few addresses with the postcode 2000 Frederiksberg are in the City of Copenhagen, and a few addresses with 2200 København N are in Frederiksberg. It is the municipality of the address that decides who you contact.

Airbnb rules in Frederiksberg
In short: your own home, at most 70 days a year and only through platforms that report to the Danish Tax Agency (Skattestyrelsen).
How many days may I rent out?
Up to 70 days per calendar year, when all your rentals go through a platform that reports the rental income to the Danish Tax Agency, such as Airbnb and Booking.com. If you rent out yourself without such a platform, the limit is 30 days.
A municipality can raise the limit to 100 days. Frederiksberg Municipality is not on the Danish Agency for Planning and Rural Affairs’ list of the municipalities that have done so.
Does it apply to all apartments?
No. The rule applies to your own permanent home, meaning the home you live in yourself. An apartment you own as an investment and do not live in cannot be rented out to holiday guests under the 70-day rule. It can, however, be rented out to a long-term tenant.
What does the residence requirement mean?
Homes in Frederiksberg Municipality that are or have been used as permanent homes must continue to be used as permanent homes. A home may not stand empty for more than six weeks without permission, and it is a criminal offence not to notify the municipality. If you move away temporarily because of work, illness, military service or other special circumstances, you can apply for an exemption. Renting out to holiday guests within the 70-day rule does not require consent.
What can the association decide?
The articles of association can be stricter than the law. If the owners’ association follows the 2020 standard articles (normalvedtægt), a ban on short-term rental requires a two-thirds majority, and you may still rent out up to four times and for at most 30 days a year. In a co-op apartment (andelsbolig), the articles decide what you may do, so talk to the board first.
How is it taxed?
In 2026 the standard deduction (bundfradrag) is DKK 35,100 when you rent out your own home through a platform that reports to the Danish Tax Agency, and DKK 13,800 without. You pay tax on 60% of the amount above the standard deduction. Read more about deductions when renting out.
Are new rules on the way?
A bill on stronger supervision and enforcement is out for consultation until 21 October 2026, with a proposed entry into force of 1 July 2027. Until it is passed, the rules above apply.
