Working with us
What kind of homes do you manage?
Owner-occupied flats, houses and co-op apartments (andelsboliger), for private owners and investors. Typical cases are owners moving abroad or going on exchange, investors optimising their return, and owners who want to rent out their home while it is for sale.
Do you work with investors and portfolios?
Yes. We work with private landlords and investors with several units, and the service scales with the size of the portfolio, with the same processes and reporting.
Can I rent out my home while it is for sale?
Yes. We help owners rent out their home while it is on the market, so it earns an income instead of standing empty. We coordinate with the estate agent and plan bookings around viewings.

Yes. BY Apartments ApS, which like us is part of BY GROUP DK ApS, buys and rents out homes itself. We manage them ourselves, just like yours.
Who carries out repairs and maintenance?
Small repairs and larger refurbishments can be handled by BY Entreprise ApS, our sister company in BY GROUP DK ApS. So we have our own people when something needs fixing in your home.
Which areas of Copenhagen do you cover?
All of Copenhagen, from Indre By, Christianshavn and Vesterbro to Østerbro, Nørrebro, Frederiksberg, Valby, Nordhavn, Sydhavn, Islands Brygge and Amager.
Prices
What does it cost?
17% of rental income for short-term rental and 8.5% of the rent for long-term rental. Cleaning, linen, supplies and maintenance are billed separately at cost or at agreed rates. No hidden fees.

Tenant selection and screening, a lease under Danish rental law, deposit, rent collection, move-in and move-out inspections and coordination of tradespeople, for 8.5% of the monthly rent including VAT. We earn when you earn.
What is included in Airbnb management?
The fee is 17% of rental income and covers the day-to-day running: listing and optimisation on the booking platforms, pricing, guest service, key handover and check-in, and coordination of cleaning. The cleaning itself is billed separately, as are linen, supplies and maintenance.
How do you set the rent?
From current market data and local knowledge of your area, within the limits of Danish rental law. That keeps the rent where the market is, with a stable return and fewer empty months.

When is my rental income paid out?
With short-term rental we transfer your rental income every month to the bank account you have chosen, together with a statement of income, costs and net result.
Long-term rental
What is long-term rental?
Renting out your home to one tenant for more than 3 months at a time. We handle the whole process: tenant selection, setting the rent, move-in and move-out inspections, contact with the tenant, rent collection, coordination of maintenance, documentation and financial reporting.

A structured screening with income verification, references and background checks where lawful. The aim is financially stable tenants who pay on time and look after your home.
Do you carry out move-in and move-out inspections?
Yes. We carry out move-in and move-out inspections with written and photographic records. That protects your claim on the deposit and gives clarity about the condition of the home.
What happens if the tenant gives notice?
We handle the whole process: dealing with the notice, the move-out inspection, documentation and preparing the home for a new tenancy. Everything follows Danish rental law.

What is Airbnb management?
A full service for owners who want income from short-term rental without running it themselves. We create and optimise the listing, price it dynamically, handle guest communication and coordinate check-in, cleaning and linen. You keep ownership and control of your home.
About Airbnb managementHow quickly will my home be live?
Once you have accepted the agreement, your listing is typically live on several platforms within 48 hours. Many owners get their first bookings a few working days later, depending on season, price level and location.
How many days can I rent out my home on Airbnb in Copenhagen?
Your own permanent home can be rented out to holidaymakers for up to 70 days a year when all rentals go through platforms that report to the tax authorities, such as Airbnb and Booking.com. If you rent it out yourself, the limit is 30 days. We keep count across platforms and close the calendar before the limit.

Not every home is. Before we start, we look at location, the rules of the building and association, layout, furnishing and demand in the area. If your home suits a stay of a few months or long-term rental better, we recommend that instead.
Does short-term rental earn more than long-term rental?
Short-term rental often brings in more gross income, especially in central areas. But the real result depends on location, season, standard and furnishing, and on how professionally it is run. That is why we always assess what makes most sense for your home.

Yes. You have full control of the calendar and can block dates for your own use at any time. We adjust pricing and availability around your blocked dates so the rental keeps performing.
How do you set the nightly price?
We use dynamic pricing combined with local market insight and historical booking data. Prices are adjusted continuously by demand, season, events, booking pace and competitor prices, to find the best balance between occupancy and income.
What do you do in quiet periods?
We adjust prices, minimum stays and availability, and when it makes sense we target stays of 2 to 8 weeks. We also adjust visibility across platforms to reduce empty nights. The aim is for the home to be rented out steadily all year, not only in high season.
How do you make sure guests look after the home?
Every guest must accept our house rules before booking: no smoking, no parties and quiet hours from 10 pm to 7 am. We require a minimum of two nights, and every guest shows ID before check-in.

We take care of it. We get the damage repaired, document everything and handle the dialogue with the guests and the platform’s insurance. Insurance cases from guest stays are part of our management agreement with hosts.

Do you clean both flats and houses?
Yes. We clean flats, houses and villas of all sizes, and the cleaning is tailored to the size and layout of your home.
About cleaningDo I need to be at home during the cleaning?
No. Many prefer not to be at home while we clean. Access and details are agreed in advance, and your home is treated with care and respect.
Can I choose what gets cleaned?
Yes. The cleaning can focus on the areas that matter most to you. We agree the scope in advance, so expectations are clear.
How much does cleaning cost?
The price depends on the size of your home, the type of cleaning and how often we come. Regular cleaning every week or every other week usually gives better value over time, because it reduces the need for deep cleaning.
Do you clean stairwells for owners’ and co-op associations?
Yes. We clean stairwells for associations in Copenhagen and set the task list for each building. Stairwells, back stairs, basement corridors and lifts are reviewed with the board, and the frequency follows how the building is actually used.
About stairwell cleaningCan the cleaning take place outside our opening hours?
Yes. Most of our restaurant and office clients prefer cleaning early in the morning, late in the evening or after closing. We fit the schedule to your opening hours and use permanent cleaning teams, so the quality is the same every time.
Property management
How does collection work in the owners’ association?
Our accounting system sends invoices and payment reminders automatically and escalates arrears. That keeps the finances stable and frees the board from manual follow-up.
About property managementCan we keep using our own tradespeople?
Yes. We are happy to work with your regular tradespeople and suppliers, or you can use our network of professionals.
How do you help with the general meeting?
We prepare and run the whole process digitally, from the notice of meeting to the minutes, so the meeting is efficient and properly conducted.
Can we switch managers?
Yes, without any trouble. There are normally no extra fees from us to start the transition. We review your current agreements and help with the handover from your previous manager, so operations and finances continue without disruption.

Can professional photos improve my listing?
Yes. Guests judge the photos before they read the description or compare prices, so the first impression often decides whether they click through. Professional photos give your listing a stronger start on Airbnb, Booking.com and Vrbo.

Yes. We give short guidance before the shoot on furnishing, tidying and light, so the home looks clear and honest in the photos. We also recommend a thorough clean before the photographer arrives.
Can the photos be used for both renting out and selling?
Yes. We adapt the style depending on whether the home is being sold, rented out long term or listed for short-term rental, so the photos suit the audience and the platform.
How much does property photography cost?
The price depends on the size of the home, the number of photos, location and whether you need help with styling. You always get a clear price upfront.
Who takes the photos?
Our selected partner, Modo Partners, who are experienced in photos for rentals. You own the photos afterwards.
