Frederiksberg
Frederiksberg Municipality monitors the residence requirement (bopælspligt) itself, and one in four homes is owned by a co-operative housing association (andelsboligforening).

The form of ownership says a lot about what you need to sort out before you rent out. In a co-op apartment, the association’s articles decide whether and how you may sublet.

Frederiksberg: homes as of 1 January 2026; co-op homes are homes owned by private co-operative housing associations, and the year is the year the building was constructed. Copenhagen: 2026; the year is the year the home was first used. Vesterbro is the local committee area without Kongens Enghave and Sydhavn.

The same law, two municipalities
The rules for Airbnb are the same across the country. You may rent out your own permanent home to holiday guests for up to 70 days a year through platforms that report to the Danish Tax Agency (Skattestyrelsen), and for 30 days without them. Neither the City of Copenhagen nor Frederiksberg Municipality has raised the limit to 100 days.
The residence requirement, on the other hand, is administered by each municipality. If the home is in Frederiksberg, you contact Frederiksberg Municipality when the home is going to stand empty or you want to apply for an exemption. Otherwise it is the City of Copenhagen. A few addresses with the postcode 2000 Frederiksberg are in the City of Copenhagen, so check the municipality and not just the postcode.

Yes. The limit is 70 days a year for your own permanent home when all rentals go through platforms that report to the Danish Tax Agency, and 30 days without them. Neither Frederiksberg nor the City of Copenhagen has raised the limit to 100 days. The difference is that each municipality administers the residence requirement itself.

Look at the municipality of the address, not just the postcode. The postcodes do not follow the municipal boundary exactly: a few addresses with 2000 Frederiksberg are in the City of Copenhagen, and a few with 2200 København N are in Frederiksberg Municipality. The municipality decides where you turn about the residence requirement.
Can you also rent out co-op apartments?
Yes, when the association allows it. We rent out both owner-occupied homes and co-op apartments. In a co-op apartment, the association’s articles decide whether and how you may sublet, and they can be stricter than the law. In the districts on this page, between one in five and almost one in two homes is a co-op apartment.

Long-term rental costs 8.5% of the monthly rent including VAT, and Airbnb management costs 17% of the rental income. You pay separately for cleaning, linen, consumables and maintenance at cost or at agreed rates. There are no hidden fees, and the price is the same in every district.
