Two districts, two kinds of homes

Copenhagen Municipality divides Amager into two districts, Amager Vest (west) and Amager Øst (east). Amager Vest is the district in Copenhagen with the most homes, and almost half of them were first occupied in 2000 or later. In Amager Øst, the homes are older.

Islands Brygge and Ørestad are part of Amager Vest. Tårnby and Dragør, on the rest of the island, are separate municipalities and are not included in the figures. Private rental homes also include owner-occupied apartments that are rented out.

New builds: free rent and the residence requirement

Almost four in ten homes in Copenhagen first occupied since 2000 are on Amager (38.1%). For apartments in buildings first occupied after 31 December 1991, the rent can as a rule be agreed freely under section 54 of the Danish Rent Act (lejeloven). In older buildings, special rules apply to the level of rent. We set the rent based on current market data and local insight, within the limits of the Rent Act.

Newly built homes can be subject to the residence requirement (bopælspligt, a duty to have someone living in the home) as early as six weeks after construction is completed, if the local plan (lokalplan) was adopted after 1 January 2021. And if a home has no residence requirement, it must still be used as the local plan says. If it is in an area that requires year-round occupation, it must not be used for holiday purposes.

Airbnb on Amager

If you live in the home yourself, you can rent it out to holiday guests for up to 70 days a year through platforms such as Airbnb and Booking.com that report to the Danish Tax Agency (Skattestyrelsen), and for 30 days without. This also applies in Tårnby and Dragør, which have not raised the limit to 100 days either.

Long-term rental on Amager

Many young people who move to Copenhagen move to Amager. Of the just over 23,000 young people aged 20 to 29 who moved to the city in 2024, 14.4% moved to Amager Vest. Half of the young newcomers moved into a shared home, typically in private rental.

If you own a home on Amager that you do not live in yourself, we find a long-term tenant, draw up the lease under the Rent Act and handle the deposit, rent collection and the move-in and move-out inspections. What does it cost to rent out a home on Amager?

We charge 8.5% of the monthly rent including VAT for long-term rental and 17% of rental income for Airbnb management. Cleaning, linen, supplies and maintenance come on top at cost or agreed rates. There are no hidden fees, and you get a monthly statement of income and expenses.

Can I rent out my apartment in Ørestad or on Islands Brygge on Airbnb?

Yes, if it is your own year-round home and the association’s articles allow it. The limit is 70 days a year through platforms that report to the Danish Tax Agency, and 30 days without. If the home is in an area where the local plan requires year-round occupation, a home without a residence requirement may not be used for holiday purposes either.

Do newly built homes on Amager have a residence requirement?

They can. In Copenhagen Municipality, the residence requirement can apply six weeks after construction is completed, if the local plan was adopted after 1 January 2021. Homes that have been used as year-round homes within the last five years also have a residence requirement. If in doubt, you can ask the municipality.

Do the rules also apply in Tårnby and Dragør?

The 70-day rule is the same across the country, and neither Tårnby nor Dragør has raised the limit to 100 days. Rules on the residence requirement and empty homes depend on the municipality, so in Tårnby and Dragør you need to ask the municipality where the home is. The figures on this page only cover the Copenhagen part of Amager.
