Christianshavn is not one of Copenhagen Municipality’s ten official districts: it belongs administratively under Indre By, but has its own local committee area, and the figures here are from that. Finans Danmark has no separate square-metre price for Christianshavn: its postcode breakdown only has the combined category "1000-1499 Kbh. K", covering Christianshavn and Indre By together.
The residence requirement on Holmen and in old Christianshavn
In old Christianshavn, the standard rule applies: a home has a residence requirement once it is, or within the last five years has been, used as a year-round home, and it must not stand empty for more than six weeks without being reported to the municipality.
For new builds on Holmen and Refshaleøen, the rule can be stricter. If the local plan for a specific development was adopted after 1 January 2021, the homes get a residence requirement already from the occupancy permit, without the five-year transition. If the local plan is older, the standard rule applies instead. We always check the specific local plan for your address before advising on the residence requirement.
