Two kinds of Sydhavn
Sydhavn is not one of the City of Copenhagen’s ten official districts. The area belongs to the official district Vesterbro/Kongens Enghave, which the City of Copenhagen splits into three areas: Gl. Sydhavn, Holmene and Bavnehøj, 18,681 homes in total. The two largest are very different.

Bavnehøj, the third area with 2,689 homes, is not broken down in the table. Co-operative homes make up almost nothing on Holmene (under half a percent), against just under one in five homes in Gl. Sydhavn, where the homes are in turn far smaller.
New builds on Holmene and the 2021 residence requirement
A freehold apartment (ejerlejlighed) with postcode 2450 Copenhagen SV cost 75,619 kr. per square metre in Q2 2026, the highest price per square metre of Nordvest, Brønshøj, Valby and Sydhavn. Kongens Enghave, which Sydhavn belongs to, is at the same time the district where the smallest share of new housing area since 2008 has come from existing buildings: almost all of it is new construction, around 0.7 million square metres in total from 2008 to 2025.
The law changed on 1 January 2021: homes built in areas that require year-round occupation under a local plan (lokalplan) adopted after that date get a residence requirement (bopælspligt) as soon as they receive their occupancy permit. This hits the new builds on Holmene in particular. If the local plan for a building was adopted before 1 January 2021, the older rule applies instead: the home can legally be used without a residence requirement until it is actually taken into use as a permanent home, typically shown by civil registration. The law does not apply retroactively.

The residence requirement and Airbnb in Sydhavn
The standard rules apply directly to the older parts of Sydhavn. On Holmene, the date of the local plan decides which rule applies.
Does my home in Gl. Sydhavn or Bavnehøj have a residence requirement?
Yes, as a rule. Homes that have been used as permanent homes within the last five years have a residence requirement. If a home stands empty for more than six weeks after the last occupant moved out, the City of Copenhagen must be told, unless there is a valid reason such as a sale, renovation or a new tenant who moves in later.
Does my home on Holmene have a residence requirement?
It depends on when the local plan for your specific building was adopted. After 1 January 2021, the residence requirement applies from the occupancy permit if the local plan requires year-round occupation. For older local plans, the earlier rule applies: the home can be used without a residence requirement until it is actually taken into use as a permanent home. If you are unsure of the date for your address, you can ask the City of Copenhagen.
May I rent it out on Airbnb?
Yes, if it is your own permanent home. The limit is 70 days a year when the rental goes through platforms such as Airbnb and Booking.com that report to the Danish Tax Agency, and 30 days without. The City of Copenhagen has not raised the limit to 100 days. If you own a co-operative home in Gl. Sydhavn, the association’s articles must also allow it.
What about a home with no residence requirement?
It must still be used as the local plan says. If it is in an area that requires year-round occupation, it must not be used for holiday purposes even without a residence requirement. Read what applies if you need to rent out temporarily.

What does it cost to have a home in Sydhavn rented out?
