New builds and accessible homes
A freehold apartment (ejerlejlighed) in Valby (postcode 2500) cost 64,655 kr. per square metre in Q2 2026, against 70,481 kr. for a detached or terraced house. Valby is one of the districts where the most has been built since 2008: around 0.7 million square metres, almost entirely new construction rather than conversion of existing buildings, on a par with Kongens Enghave and well above, for example, Vanløse and Bispebjerg.
Valby also has one of the highest district figures for accessible homes: around 13,000 homes with two or three rooms that the City of Copenhagen assesses as accessible based on building register (BBR) data. That makes the district relevant for tenants who need it, from families with children to older people.
The residence requirement and Airbnb in Valby
The same rules as in the rest of the City of Copenhagen. Here is what matters most before you rent out.
Does my home have a residence requirement?
Homes in Copenhagen that have been used as permanent homes within the last five years have a residence requirement (bopælspligt). If a home stands empty for more than six weeks after the last occupant moved out, the City of Copenhagen must be told. Valid reasons for it standing empty include a sale, renovation and a new tenant who moves in later.
May I rent it out on Airbnb?
Yes, if it is your own permanent home. The limit is 70 days a year when the rental goes through platforms such as Airbnb and Booking.com that report to the Danish Tax Agency, and 30 days without. The City of Copenhagen has not raised the limit to 100 days. If you own a co-operative home, the association’s articles must also allow it.
Are there special rules for the new builds in Valby?
Newly built homes can be subject to the residence requirement as early as six weeks after construction is completed, if the local plan (lokalplan) for the area was adopted after 1 January 2021. If a home has no residence requirement, it must still be used as the local plan says. See who else we rent out for, whenever the home was built.
What if I have a co-operative home?
Just over one in five homes in Valby is a co-operative home (andelsbolig). It is the association’s articles that decide whether and how you may sublet or rent to holiday guests, and they can be stricter than the law.
General information, not legal advice. Always check the association’s articles and the municipality’s rules before you decide.
