Almost half are co-op apartments
47% of the homes in Vesterbro are co-op apartments (andelsboliger). That is the highest share of any local committee area (lokaludvalgsområde) in Copenhagen.
If you own a co-op apartment, the association’s articles decide whether and how you may sublet, and whether you may rent to holiday guests. The City of Copenhagen points out that the articles can be stricter than the law. Talk to the board before you start.
We rent out both owner-occupied homes and co-op apartments. Among the people we rent out for are young co-op owners going on exchange or a gap year who want their fixed costs covered while they are away. Read our guide to renting out while you are abroad.

An old or a new building matters for the rent
When a building was first used affects how the rent may be set. In buildings first used after 31 December 1991, the rent can as a rule be agreed freely under § 54 of the Danish Rent Act (lejeloven). Special rules on the level of rent apply to private rental homes in older buildings.
We set the rent from current market data and local knowledge of your area, within the limits of the Rent Act, so it sits where the market is. Try the rent calculator, or read about long-term rental.
Many buildings in Vesterbro are more than a hundred years old. If something needs repairing or refurbishing between two tenants, we have our own tradespeople in our sister company BY Entreprise ApS.

Airbnb in Vesterbro
If you live in the apartment yourself, you may rent it out to holiday guests for up to 70 days a year when all rentals go through platforms such as Airbnb and Booking.com that report to the Danish Tax Agency (Skattestyrelsen). If you rent out without them, the limit is 30 days. The City of Copenhagen has not raised the limit to 100 days. Read about Airbnb management.
We handle the listing, the price, the guests and the cleaning, and we take care of it when something goes wrong. When a water leak happened during a guest stay at Victoria’s in Vesterbro, we got a plumber out straight away and handled the claim with Airbnb’s insurance, AirCover. She was covered in full, and insurance claims from guest stays are part of our agreement.
I was really nervous about the situation, but BY Administration handled everything really quickly and very professionally.
