Small apartments and young newcomers
Nørrebro is one of the places young people choose when they move to Copenhagen. Of the just over 23,000 young people aged 20 to 29 who moved to the city in 2024, 13% moved to Nørrebro. Half of the young newcomers moved into a shared home, typically in private rental.
If you want to rent out to several people who share the apartment, you can do so on one lease, for example to a flatshare, without permission from the municipality. If the rooms are let on separate leases, the home is being divided up. That requires a building permit and, if the home has a residence requirement (bopælspligt), also consent under the Housing Conditions Act (lov om boligforhold).

Who decides whether I may rent it out?
The association. Its articles decide whether and how you may sublet, and whether you may rent to holiday guests. The City of Copenhagen points out that the articles of co-operative, owners’ and housing associations can be stricter than the law.
May I rent it out on Airbnb?
Only if the articles allow it, and only your own permanent home. Then the same limit applies as for everyone else: 70 days a year through platforms that report to the Danish Tax Agency (Skattestyrelsen), and 30 days without. The City of Copenhagen has not raised the limit to 100 days.
What if I have to be away for a while?
If you are going on exchange or working abroad, a long-term tenant for the period can be the solution, if the association approves it. We also rent out for co-op members who are going on exchange. Read the guide to renting out while you are abroad.
What about the residence requirement?
Homes in Copenhagen that have been used as permanent homes within the last five years have a residence requirement. If a home stands empty for more than six weeks after the last occupant moved out, the municipality must be told. Valid reasons for it standing empty include a sale, renovation and a new tenant who moves in later.

What does it cost to have an apartment in Nørrebro rented out?
You pay 8.5% of the monthly rent including VAT when we handle a long-term rental, and 17% of rental income for Airbnb management. Cleaning, linen, supplies and maintenance are billed separately at cost or agreed rates. There are no hidden fees.
May I rent out rooms in my apartment in Nørrebro?
If you live in the apartment yourself and rent out a couple of rooms, you do not need permission from the municipality.
