Nordvest is the district "Bispebjerg - Nordvest" and Brønshøj the district "Brønshøj-Husum - Brønshøj" in the City of Copenhagen’s own breakdown. Owner homes are privately owned homes the owner uses or that stand empty. Freehold apartments that are rented out count as private rental homes.
Price per square metre: two different areas
A freehold apartment (ejerlejlighed) in Nordvest (postcode 2400) cost 68,014 kr. per square metre in Q2 2026. In Brønshøj (postcode 2700), the price was 55,851 kr. for a freehold apartment and 56,876 kr. for a detached or terraced house.
By comparison, the whole district of Brønshøj-Husum, which besides Brønshøj also covers Husum, Tingbjerg and Bellahøj, had the lowest freehold apartment price of all ten districts in Q2 2025: 41,600 kr. per square metre, close to half the 2026 price in postcode 2700 alone. Prices in the district have risen by almost 150 percent since 2010, on a par with Vanløse and Amager.
The residence requirement and Airbnb in Nordvest and Brønshøj

Does my home have a residence requirement?
Homes in Copenhagen that have been used as permanent homes within the last five years have a residence requirement (bopælspligt). If a home stands empty for more than six weeks after the last occupant moved out, the City of Copenhagen must be told. Valid reasons for it standing empty include a sale, renovation and a new tenant who moves in later.
May I rent it out on Airbnb?
Yes, if it is your own permanent home. The limit is 70 days a year when the rental goes through platforms such as Airbnb and Booking.com that report to the Danish Tax Agency, and 30 days without. The City of Copenhagen has not raised the limit to 100 days. If you own a co-operative home, the association’s articles must also allow it.
Do the rules apply the same way in Nordvest and Brønshøj?
Yes. The residence requirement and the 70-day rule are administered by the City of Copenhagen across the whole municipality, whether the home is in Nordvest, Brønshøj or elsewhere in the city. No special rules have been found for either area.
What if I have a co-operative home?
Almost one in three homes in Nordvest is a co-operative home (andelsbolig). It is the association’s articles that decide whether and how you may sublet or rent to holiday guests, and they can be stricter than the law. Read what applies if you need to rent out temporarily.
